Safety Standards & Technical Guidelines

National Building Code of India (NBC 2026), Fire Resistance Standards, and Seismic Safety Rules.

1. National Building Code of India (NBC 2026 Core Provisions)

The NBC 2026 serves as India’s apex standard for structural design, fire protection, and occupant health. All municipal building bylaws must align with these mandatory baselines:

Code PartSubject DomainMandatory Bureau of Indian Standards (BIS) Linkage
Part 4Fire and Life SafetyIS 2189 (Alarms), IS 3844 (Hydrants), IS 15105 (Sprinklers)
Part 6 Sec 1Structural Foundation & SoilIS 1904 (Structural Foundation Design)
Part 6 Sec 3Reinforced Concrete SafetyIS 456:2000 (Plain & Reinforced Concrete)
Part 6 Sec 6Seismic Earthquake ResistanceIS 1893:2016 & IS 13920:2016 (Ductile Detailing)

2. Fire Resistance Ratings of Construction Elements

Structural members must withstand continuous fire exposure without collapse or heat transmission for specified durations:

  • Load-Bearing Columns & Beams: 4 Hours (Type 1 Construction) / 2 Hours (Type 2).
  • Staircase & Lift Enclosure Walls: Minimum 2 Hours fire rating with fire-sealed service ducts.
  • Fire Check Doors (FCD): Tested under IS 3614 for 120 minutes integrity and insulation.

3. Evacuation Norms & Exit Width Calculation

Emergency exit widths are calculated based on occupant load factor:

Minimum Staircase Width Requirements:

  • Residential High-Rise Buildings: Minimum 1.50 Meters (Two independent staircases required if height > 15m).
  • Commercial, Malls & Office Hubs: Minimum 2.00 Meters per staircase.
  • Hospitals & Nursing Homes: Minimum 2.00 Meters + 2.40m Ramps for stretcher evacuation.
  • Maximum Travel Distance to Exit: 22.5 Meters (Non-sprinklered) / 30 Meters (Fully Sprinklered).
